Phases of Development
Listed below are the usual phases for the development of a community-based neighbourhood. The items may not be inclusive and may occur in a slightly different order. This will provide insight into the process, activities and commitment that will occur over the two to three-year time frame for building a neighbourhood.
A - - EXPLORE INTEREST / DEVELOP A CORE GROUP (we are here)
- Read materials on community-based neighbourhoods and cohousing, visit an existing neighbourhood, talk with friends about the concept.
- Attend a program about community-based neighbourhoods or the program: “Is Cohousing for You?” (virtual edition)
- Core group identifies shared values, goals and related policies.
- Attend meetings of existing community-based and cohousing neighbourhoods.
- Set up group working structure; develop group process skills.
- Examine commitment to this community.
- Explore financial capability and intention. What can you afford? Are you prequalified for a mortgage? Would you prefer to be a renter or a renter-to-own?
- Hire project management consultant.
- Hire group process consultant.
B - - SITE & FEASIBILITY
- Select a site.
- Create project development plan.
- Complete feasibility study.
- Develop community and financial partnerships.
C - - NEIGHBOURHOOD DESIGN
- Work with architect & project manager on schematic design for shared outdoor and Common House Spaces.
- Work with architect & project manager to finalize details regarding our private homes.
- Cultivate support of neighbouring community.
D - - LAND DEVELOPMENT
- Review design development with architect and select finishes.
- Architect completes construction documents.
- Work out construction management policies and procedures.
- Finalize construction contract.
- Submit designs for building permits and receive approvals.
- Finalize construction loan.
E - - CONSTRUCTION
- Organize ground breaking celebratory event.
- Start construction.
- If you plan to sell your other home, now is the time!
- Select furnishings for Common House shared spaces.
- Develop procedures for managing our community-based neighbourhood.
- Finalize personal financial requirements.
F - - MOVE IN
- Active community management begins.
- Organize celebratory event.
- Finish landscaping and create our food forest, etc., etc.
